Areas we looked at when we inquired about mineral rights it was outright NO.
One guy selling had gone to jail when arrested for stopping gas co from
coming onto his land. THEY also took down a barn/shed he had as they didn't
want to go around and they never compensated him. A quick online search
will net you horror stories.

One property had gas lines (out of site) and offered free gas as part of the
package, BUT they had the right to come one ANYTIME they felt like it.
Doesn't matter about surface ownership. You won't have the $ or clout to
fight them in court. Besides when TSHTF, how will you keep pipeline still
running? I've seen after effects of Nat gas explosions! It ain't pretty
and everything's laid waste for a good mile, depending on size of blast!
Not to mention fires it starts.

Oh, on trees, be sure you're there. I had a HUGE oak tree on my MS property
(Mum and I couldn't hold hands around the trunk!) I had it spray painted
with NO CUT on each side, tied ribbon and spoke to timber co rep about it.
When I went out, it was gone! Plus several other trees I had marked. Mum
got an attorney at work to make a call and a letter about their theft. I
got an additional check for 2K, but that wasn't the point. Happened to my
aunt and she was out there, but she was doing 80 acres and they had several
crews. They cut what they can get away with! WATCH THEM!!!

I've read several posts about watch cache systems. Bought hubby a book too,
he's also thinking of doing rain collection for water of future goats &
chickens. He's excited!

J That septic wouldn't even be allowed anywhere today too, but it's still
there and still working! I've watched too many people put EVERYTHING down
garbage disposal that they should. But then Mum used to have to put a sign
up in her rental bathrooms that said not to flush tampons, food or bones
down toilet! Yes, some schmuck actually did that! A whole chicken carcass
too! That was real good for the old 1930 terra cotta pipes grandpa had put
in! And people wonder why I'm an misanthrope!
